The original building on this site was an uninsulated and poorly constructed structure, which burned quickly during a fire started by an arson. Since this building occupies an important city corner (directly across from the brand new Santa Ana Civic Center complex) this was an opportunity to improve the quality of the building as well as help improve a neighborhood that was already experiencing revitalization. This new structure reused the existing foundation and some of the structure, while seizing upon the opportunity to create: · An energy-efficient building with high levels of insulation, daylighting, state-of-the art mechanical equipment, a fire-sprinkler system (demanded by the owner), and more. · New floor plan layouts which increased the rentable space in the building by 25%, including a new 2-story lobby. · Maintenance-free stucco, stone and glass exterior. · Greatly increased curb appeal, with grand entrances on both the street and parking lot sides. · Seismic upgrading to make the building safer in an earthquake (the old building would have crumbled). This building will serve the owner, tenants, and city as a modern, attractive and durable building for many years to come. |
