13th AND MAPLE TOWNHOMES

These five homes have the difficult job of mediating between the large buildings at the Colorado School of Mines campus to the south and the historic Twelfth Street Historic District to the north.  While the size of the buildings relates more to the campus buildings, we were able to mimic the materials and detailing found in the historic district to provide the connection needed to successfully complete this transition.

We were also challenged with how to create an interesting array of spaces on a compact site – designing a home that is more spacious than the 1700 square feet might otherwise feel.  We were able to respond to this challenge by designing an innovative floor layout where there are two stories facing the street and three stories facing the rear.  This enables the creation of high soaring ceilings in the living room and master bedroom, with more appropriate lower ceilings in the kitchen and secondary bedroom and loft.

Each of these townhomes has excellent amenities and environmental properties including:

- Open living space with large windows to the southwest for passive solar benefits as well as spectacular mountain views.

- Two car garage on the lower level with access from the alley behind.

- Flexible walkout lower level for an office, fourth bedroom, or additional living area.

- Private rooftop terrace.

- Energy-efficient baseboard heating and evap-orative cooling.

- Provisions for solar hot water and photovoltaic panels mounted on the roof.

- High quality materials and low - maintenance finishes.

This project provides a unique urban living environment that works with the varied surroundings, fits in an historic downtown, and respects our environment.
