  • This home’s lot backs up to an elementary school… where many families would want to create a buffer, but this family embraces the sounds of children playing with large openings and an open fence.

    With the desire for a mid-century vernacular, and a deep desire for sustainability (the home was originally planned as a LEED-H project), but on a long narrow site, we were able to sculpt a home that checks all the boxes.  The open living/dining/living space has solar access to the south and the sounds of the playground to the north.  A 3-season room with folding glass doors to the living room and the outside allows true indoor-outdoor living.  With a large garage for projects, raised vegetable gardens and a koi pond visible from inside, this house is perfectly designed for this family.

    Sustainability: All-electric systems, radiant floor heating using air-source heat pump and mini-split cassettes for cooling, heat pump water heater, continuous exterior rigid insulation, photovoltaic panels on roof, GravelPave driveway.
